What $1 Million Buys in El Dorado Hills, Folsom & Granite Bay in 2026

A $1 million budget opens the door to all three of these Sacramento-area communities, but it doesn’t buy the same kind of home in each one.

In Folsom, $1 million puts a buyer well above the citywide median sale price. In El Dorado Hills, it lands closer to the center of the market. And in Granite Bay, where the median sale price is considerably higher, buyers around $1 million often have to be more selective about size, age, lot, updates or location.


For buyers relocating to the Sacramento area- or simply trying to decide where their budget makes the most sense- here’s a closer look at what approximately $1 million can buy in El Dorado Hills, Folsom and Granite Bay in 2026.


What $1 Million Buys in El Dorado Hills

El Dorado Hills offers an interesting mix around the $1 million mark because buyers can find homes in established neighborhoods as well as newer communities.


As of August 2026, the median sold price in El Dorado Hills was approximately $930,000, while the median listing price was about $1.1 million. That puts a $1 million buyer squarely within a significant part of the local market.


Recent sales illustrate the range. A 5-bedroom/ 3-bath home with approximately 3,219 square feet sold for $960,000 in September 2026, while a 4-bedroom home with approximately 3,409 square feet sold for just under $1.09 million.


Around this price point, buyers can often expect to find:

  • Roughly 2,700-3,400+ square feet, depending heavily on neighborhood and age

  • 4 or 5 bedrooms

  • Larger suburban lots than are typical in many parts of Folsom

  • Established homes as well as relatively newer construction

  • Options within communities such as Serrano and other planned neighborhoods

  • Homes with pools, views or larger lots in some cases, although usually not all three at once


Serrano is particularly interesting at this budget. Its median sold price was approximately $1.025 million as of August, putting a $1 million buyer very close to the neighborhood's recent midpoint.


The tradeoff is that El Dorado Hills varies substantially from neighborhood to neighborhood. HOA dues, special assessments, lot sizes, age of construction and proximity to Highway 50 can all look quite different even among homes with similar asking prices.

At approximately $1 million, buyers generally have meaningful choice. The decision often becomes less about whether you can buy in El Dorado Hills and more about what you want to prioritize: square footage, updates, neighborhood, lot size, views, a pool or newer construction.


What $1 Million Buys in Folsom

A million-dollar budget occupies a different part of the Folsom market.


The median Folsom home sold for approximately $745,000 in August 2026, with a median price of about $376 per square foot.  That means a buyer approaching $1 million is shopping considerably above the city's median.


Recent sales provide some context. A 4-bedroom home with approximately 2,898 square feet sold for exactly $1 million, while another 4-bedroom home with approximately 2,462 square feet sold for $975,000.


At this price point, buyers may find:

  • Larger homes in established Folsom neighborhoods

  • Updated interiors and more move-in-ready options

  • Homes with pools or well-developed outdoor spaces

  • Properties in areas such as Empire Ranch

  • Newer homes south of Highway 50, depending on community, lot and upgrades

  • More flexibility to prioritize condition and finishes rather than simply gaining entry into the market


Folsom also gives buyers an unusually broad choice between established neighborhoods and substantial new construction. That can make two homes at essentially the same price feel completely different.

One buyer may choose a mature neighborhood with established landscaping and a pool. Another may prefer a newer home south of Highway 50 with modern construction but a smaller or less-developed backyard.


The takeaway in Folsom

Of the three communities, a $1 million budget sits furthest above the current citywide median in Folsom.

That doesn't automatically make Folsom the right choice. It simply means buyers at this price point may have more room to prioritize upgrades, condition and amenities rather than making as many compromises solely to stay near $1 million.


What $1 Million Buys in Granite Bay

Granite Bay is where the comparison changes.


As of August 2026, the median sold price was approximately $1.26 million, and the median listing price was about $1.33 million.


So while $1 million provides substantial purchasing power in Folsom and sits near the heart of the El Dorado Hills market, it is below Granite Bay's current median sale price.


That doesn't mean there aren't compelling options. Current and recent properties around this range illustrate one of Granite Bay's defining characteristics: the homes can be extremely different from one another.


For example, a renovated 3-bedroom ranch-style home with approximately 2,408 square feet on nearly an acre in Hidden Valley sold for $900,000 in August 2026.  Recent inventory around $900,000 has also included a roughly 1,900-square-foot home on 1.3 acres in Hidden Valley and a roughly 2,274-square-foot single-story home on about a quarter-acre in Treelake.


Around the $1 million mark, buyers should generally expect to make more deliberate tradeoffs among:

  • Square footage

  • Lot size

  • Age and condition

  • Renovations

  • Neighborhood

  • Pool and outdoor amenities

  • Single-story versus two-story living


And that's part of what makes Granite Bay different. A smaller older home on significant acreage and a larger suburban home on a conventional lot may sit within the same general price range.


The takeaway in Granite Bay

At $1 million, Granite Bay is less about maximizing square footage and more about deciding which characteristics of Granite Bay are worth prioritizing.


For some buyers, that might mean accepting an older or smaller home in exchange for acreage and mature surroundings. For others, it might mean choosing a more traditional neighborhood with less land but more usable interior space.


So Where Does $1 Million Stretch the Furthest?

The numbers tell part of the story.


In August 2026, median sold prices were approximately:

Folsom: $745,000El Dorado Hills: $930,000Granite Bay: $1,260,000 


But I wouldn't choose between these communities based on price per square foot alone.

A buyer prioritizing newer construction may reach a different conclusion than someone who wants acreage. Someone looking for a large, updated home with a pool may approach the search differently from someone willing to renovate in exchange for location and land.


That is why two buyers with the exact same $1 million budget can end up choosing completely different communities.


El Dorado Hills vs. Folsom vs. Granite Bay: The Bigger Picture

If you're comparing these three areas, the better question isn't simply:

Where can I get the biggest house for $1 million?

It's:

What do I want my $1 million to buy?


More square footage? A larger lot? Newer construction? A pool? A single-story home? An established neighborhood? Acreage? Proximity to shopping and restaurants? A particular commute?

Once those priorities are clear, the differences between El Dorado Hills, Folsom and Granite Bay become much easier to see.


And that's where looking at homes online only gets you so far. Two properties with similar prices and square footage can offer completely different lifestyles once you understand the neighborhood, lot, location, assessments, updates and surrounding development.
