A local look at homes, neighborhoods and what to consider when buying or selling in Loomis.

Loomis has a distinctly different feel from nearby Rocklin and Roseville, with more custom homes, larger parcels, rural roads and properties that can range from established neighborhoods near downtown to acreage and estate-style homes in the Loomis Basin.

What can vary considerably from one part of Loomis to another are the details that affect both day-to-day living and long-term value: lot size, well and septic systems, usable acreage, property maintenance, outbuildings, school boundaries and proximity to I-80 and surrounding communities.

NEIGHBORHOODS TO EXPLORE

Downtown Loomis
An older, more established part of town with smaller lots, mature landscaping and convenient access to local shops, restaurants and community events.

 

Sierra de Montserrat
A luxury custom-home community known for larger estate properties and multi-acre parcels.

 

Loomis Basin/ Barton Road Area
A more rural part of Loomis where buyers can find larger parcels, custom homes, equestrian properties and additional space for workshops, barns or guest structures.

Hunter Oaks
An established residential pocket near the western side of Loomis with a more traditional neighborhood feel and convenient access toward Rocklin and Roseville.

De Anza Estates
An established area toward the northern side of Loomis with older single-story homes and a quieter residential setting.

 

Custom & Acreage Properties
Much of Loomis does not fit neatly into a subdivision. Custom homes on larger parcels are common, and two properties with similar square footage can differ considerably because of land, improvements and site characteristics.

WHAT BUYERS SHOULD KNOW

  • Larger properties may involve wells, septic systems, private roads, outbuildings or other property-specific considerations

  • Usable acreage matters more than the raw lot size alone

  • Housing stock varies considerably, from older homes near downtown to newer custom estates

  • Buyers often compare Loomis with Granite Bay, Rocklin, Auburn and Lincoln depending on budget, commute and how much land or privacy they want

SCHOOLS

Loomis is primarily served by Loomis Union School District for elementary and middle school, with Placer Union High School District serving high-school students.

Schools serving the area include Loomis Grammar School, Franklin Elementary, Placer Elementary and other Loomis Union schools, while Del Oro High School is located directly in Loomis.

School boundaries and enrollment policies can vary by address and may change over time, so buyers should verify current assignments directly with the appropriate district.
