Sacramento Suburbs Compared: El Dorado Hills, Folsom, Granite Bay, Loomis, Roseville & Rocklin

If you're considering a move to the Sacramento area, choosing the right community can be harder than choosing the right house.

El Dorado Hills, Folsom, Granite Bay, Loomis, Roseville and Rocklin are relatively close to one another, but the types of homes, neighborhoods and day-to-day experience can be very different.

There isn't one "best" Sacramento suburb. The better question is which one fits what you're looking for.

El Dorado Hills

El Dorado Hills has a foothill setting with rolling terrain, views and a wide range of neighborhoods- from established communities to gated developments, custom homes and newer construction.

The differences within El Dorado Hills can be significant. Some neighborhoods offer larger lots and mature landscaping, while others have newer homes, community amenities or smaller lots.

What to consider: Topography, usable yard space, HOA dues, Mello-Roos and other assessments, and how far into El Dorado Hills you want to live.

Folsom

Folsom offers a more connected city environment, with established neighborhoods, shopping, restaurants, trails and newer development.

One of the biggest distinctions for buyers is established Folsom versus the substantial development occurring south of Highway 50. The newer communities offer modern homes and amenities, but it's important to understand lot sizes, future development and additional assessments when comparing them with established neighborhoods.

What to consider: Established versus new construction, proximity to amenities and Highway 50, lot size and the total monthly cost of ownership.

Granite Bay

Granite Bay offers an unusually broad range of properties, including established subdivisions, gated communities, custom homes and larger lots. It's a market where two homes at similar price points can offer very different experiences depending on the neighborhood, lot and age of the property.

What to consider: Lot size and privacy, property condition, insurance, neighborhood location and how much maintenance you're comfortable taking on.

Loomis

Loomis feels noticeably more rural than many of the surrounding suburbs and is particularly appealing to buyers looking for acreage, custom homes, privacy or more separation between properties.

That also means evaluating a Loomis property can be more complex than evaluating a home in a traditional subdivision.

What to consider: How much of the acreage is actually usable, wells and septic systems where applicable, road access, outbuildings, insurance and ongoing property maintenance.

Roseville

Roseville is a larger city with extensive shopping, restaurants and services, along with a wide variety of housing. You'll find everything from older established neighborhoods to newer master-planned communities, so simply saying you want to live in Roseville doesn't narrow things down very much.

What to consider: Which part of Roseville fits your routine, neighborhood age, lot size, newer versus established construction and any applicable assessments.

Rocklin

Rocklin offers a mix of established and newer suburban neighborhoods with convenient access to the I-80 corridor. As with Roseville, the experience can vary considerably depending on which part of the city you're considering, with differences in home age, lot size, neighborhood design and assessments.

What to consider: Location within Rocklin, commute and freeway access, property age, lot characteristics and the overall cost of ownership.

So which Sacramento suburb should you choose?

Start with the things you can't easily change.

How much land do you want? How important is proximity to shopping and restaurants? Do you prefer an established neighborhood or newer construction? Are you comfortable maintaining acreage? Do you want views and rolling terrain, or would you rather have a flatter, more usable yard?

Once you answer those questions, the differences between these communities become much clearer.

A house can be remodeled. Its location, lot and surroundings are much harder to change.
