Alder Creek Marketplace: What’s Coming to Folsom Ranch?

If you live in Folsom Ranch- or have considered buying a home there- one of the biggest questions has been surprisingly simple:

When are more stores, restaurants and everyday conveniences coming south of Highway 50?

A big part of the answer is now taking shape.

Alder Creek Marketplace, a new 95,000-square-foot shopping center at East Bidwell Street and Alder Creek Parkway, is under construction in Folsom Ranch. The project is expected to bring a full-size grocery store, restaurants, fitness, banking, health services and other everyday businesses directly into the growing community.

And the tenant list is already filling up.

Safeway Is Coming to Folsom Ranch

The biggest addition is a 55,000-square-foot Safeway, which is planned to anchor Alder Creek Marketplace.

It will be particularly significant for residents south of Highway 50 because it is expected to become Folsom Ranch's first major grocery store.

A Safeway Fuel Station is also planned as part of the project.

Until now, residents of Folsom Ranch have largely needed to drive north of Highway 50 or farther into established Folsom for major grocery shopping. Having a full-service supermarket within the community will make the area considerably more convenient as additional neighborhoods continue to be built.

Safeway currently operates another Folsom location on Prairie City Road.

What Restaurants and Businesses Are Coming?

Alder Creek Marketplace is much more than a grocery store.

That gives the center a mix of food, fitness, banking, health and personal services rather than functioning solely as a traditional grocery-anchored shopping center.

The developer reported in May 2026 that Alder Creek Marketplace was already approximately 90% leased, more than a year ahead of its anticipated opening.

Where Is Alder Creek Marketplace?

Alder Creek Marketplace is being developed at the southwest corner of East Bidwell Street and Alder Creek Parkway, in the heart of Folsom Ranch.

The location matters.

East Bidwell is one of the primary routes through this part of Folsom, and thousands of additional homes are planned throughout the larger Folsom Ranch area.

The City of Folsom originally approved plans for a 95,000-square-foot commercial center on approximately 15 acres. The approved plan included a major grocery store, retail and restaurant buildings, several drive-through locations and a gas station.

Alder Creek Marketplace will also complement The Shops at Folsom Ranch, another nearby retail development.

When Will Alder Creek Marketplace Open?

The current target is fall 2027.

Construction is underway, but individual businesses may have different opening schedules as the development progresses.

As with any project under construction, timelines and tenant plans can change, so the announced lineup should be considered current as of 2026 rather than a guarantee that every business will open on the same date.

Why This Matters for Folsom Ranch

For years, one of the tradeoffs of buying in Folsom Ranch has been easy to see.

Buyers get access to newer homes, new schools, parks and neighborhoods being built from the ground up, but much of the commercial infrastructure has had to catch up with the residential growth.

Alder Creek Marketplace is another indication that this is starting to change.

Instead of driving farther into Folsom for groceries, coffee, lunch, banking or other errands, residents will increasingly have those services closer to home.

And Alder Creek Marketplace isn't happening in isolation.

Folsom Ranch is part of the larger Folsom Plan Area, encompassing roughly 3,500 acres south of Highway 50. Residential construction continues throughout the area, alongside new commercial, medical and community projects.

That means the version of Folsom Ranch buyers see today is not necessarily what the area will look like several years from now.
